Hard wiring home

I’m hardwiring a home with cat6 and I plan on using sonos or another suggestion.

I’d like to control the following from iOS or Android

Camera (5)
Alarm (siren)
Locks (man door, front door, back door)
Window contacts (wood window frames, so hardwire drill in preferred, but what type of wire do I run? Hardware suggestions?)
Gate control (would like camera too, but this is roughly 100yds away)
Garage doors (3 motors)
HVAC (2 heat pumps, 2 furnaces)
Lighting (some low voltage led strip, outdoor RGB led, rest dimable cans and chandeliers. Interior hardware suggestions and outdoor controller appreciated).
TV and audio (thinking of just running HDMI via Cat6a, then passing to powered center channel sonos bar), except in theater where I would like 5.1

Wondering if you guys can give me wiring tips and alarm hardware suggestions

I planned on wiring cat 6a to all HDMI devices
Then I have a home theater, where I was thinking of running a projector with audio pass through that would go to a dedicated amp and 5.1 in that room. I was considering saving money and running component switch until the HDMI 8x8 prices come down.

Suggestions would be soooo very helpful on stuff people have plug and played that work seamlessly. I currently am totally framed and no insulation in.
